Monroe's housing runs old. The median home here was built in 1979, more than half went up before 1980, and about 27 percent predate 1960. The city's own plan points out that homes and storefronts from the late 1800s and early 1900s still stand. On a roof that age, the shingles are only part of the story. Soft or rotted decking can hide underneath, so during a tear-off we check every section and replace bad boards before the underlayment and new architectural shingles go on.
Monroe put nine historic districts on the National Register in 1983, among them North Broad Street, South Broad Street, McDaniel Street and the Monroe and Walton Mills district, which counts 236 contributing buildings. In 1987 the city added local protection for all nine. Under the zoning ordinance, a Certificate of Appropriateness from the Historic Preservation Commission comes before the building permit for any material change in how a property looks, and roofing is named as one of a building's exterior features. If your new roof will change the look of a historic house, plan for that review first.
Shade is part of Monroe's character. The city first earned Tree City USA status in 2008 and is known for its tree lined streets, and plenty of those limbs reach over rooftops. On February 16, 2025, storm reports noted a tree on a home causing roof damage along North Midland Avenue near East Marable Street. During Helene in late September 2024, Walton County logged about 60 reports of trees or power lines down, including lines on South Broad Street downtown and a fallen tree on McDaniel Street. When a branch punches through, we patch the hole, replace the broken decking and seal the roof back up.
Monroe is also a renter's town. About 58 percent of occupied homes here are rented, so many roofs are the landlord's job, not the tenant's, and a slow drip can go unreported for months. Wind has tested this city before. On February 21, 1993, thunderstorm winds damaged 253 structures in Monroe, lifted the roof off the city fire station and stripped every asphalt tile from the county jail roof. That history is a good reason to have an older roof looked at before storm season instead of after it.

Often, yes. Inside the local historic district, the city wants a Certificate of Appropriateness from its preservation commission before it issues a building permit for work that changes how a property looks, and the ordinance treats roofing as part of that look. The application asks for drawings showing how the roofline will look. Get that approval lined up before any shingles come off.
