Most people call a roofer when something is already leaking. An inspection is the calmer version: we get up on the roof, look at the shingles, flashing, vents, valleys and the roof edge. Then we tell you what we found in plain English.
Sometimes the answer is that the roof has years left and needs nothing. Sometimes it is a couple of small repairs that will stretch its life. Sometimes it is time to plan a replacement. Whichever it is, we lay out the pros and cons of each option so the decision is yours, made with real information instead of a guess.
Inspections make the most sense when you are buying or selling a home, after a big storm, when a roof is getting close to 20 years old, or when you own rental houses and want to know which roof needs attention first.
“Dave was incredibly responsive throughout the entire process, clearly explained pros and cons of each option.”
Good times are before you buy or sell a house, after a storm with hail or high wind, when the roof is getting close to 20 years old, or when you notice a stain on a ceiling. A look then is cheaper than a surprise later.
No. If the roof has life left, we say so. If a few repairs will carry it for years, we say that too. We explain the pros and cons of each option and let you decide.
From the ground, look for missing or curling shingles and anything sitting on the roof. In the attic, look for daylight around vents, water stains on the wood or damp insulation. After a storm, check the ceilings for new stains. Any of those is a good reason to call.
