Jefferson has been the Jackson County seat since 1800, and the history is easy to find. The Italianate historic courthouse on Washington Street went up in 1879. At 28 College Street, the Crawford W. Long Museum marks the site where Dr. Long first used ether as an anesthetic on March 30, 1842. Visitors there can also walk through the 1858 Pendergrass Store, the only pre-Civil War business building left in Jefferson. The Jefferson Historic District was added to the National Register in 2003.
Most Jefferson homes are far younger. The city grew from 9,432 people in 2010 to 13,233 in 2020, and 66 percent of its houses were built in 2000 or later. The biggest single slice, about 35 percent, was built from 2000 to 2009. A roof put on during that decade has now been up for 17 to 26 years, which moves it into the 20 to 30 year life you can generally expect from architectural shingles. Newer areas keep coming too, like Traditions of Braselton, the golf community with Jefferson addresses that is still adding homes.
Jefferson's storm record reads like a street map. On August 23, 2013, gusts estimated near 80 mph brought down 75 to 80 trees around Jefferson and Arcade and damaged ten houses, mostly from falling trees, with the worst along Jett Roberts Road into downtown. Before dawn on December 29, 2016, an EF1 tornado with winds up to 105 mph passed M.L. King Jr. Drive and Magnolia Avenue, then moved along Georgia Bell Drive and Dixie Red Avenue. And in July 2023, about ten trees fell on vehicles or houses along Mahaffey Street.
If your house sits in one of Jefferson's four locally designated historic districts, the city requires a certificate of appropriateness for any material change in appearance. Ordinary maintenance and repair is exempt, and the city invites owners to ask Planning and Development for a statement of exemption when they are unsure. A change in shingle style or color on a historic home is worth asking about first. The same department issues the city's building permits and handles inspections.

The city exempts ordinary maintenance and repair from its certificate of appropriateness rule, and it asks owners who are unsure to check with Planning and Development and get a statement of exemption. Inside the four local historic districts, any material change in appearance needs a certificate, so a new shingle style or color is worth asking about before work starts.

The weather service estimated 5 to 7 inches of rain across Jackson County from Helene's remnants in late September 2024, and the Middle Oconee River near Arcade reached minor flood stage. Long, soaking rain finds small gaps that a quick shower misses. If new ceiling spots showed up after that storm, an inspection can trace where the water got in.
