Census counts (ACS 2024, 5-year, via Census Reporter) put Watkinsville at about 1,190 homes with a median build year of 1989. The big wave came between 1980 and 1999, when 42 percent of today's houses were built, and only 4 percent have gone up since 2010. Architectural shingles commonly last roughly 20 to 30 years, so a house from that wave still wearing its original roof is at or past the end of that range. Seventy-three percent of homes here are owner occupied, so the person asking about the roof is usually the one living under it. We come over from Winder, about 19 miles away.
The South Main Street Historic District went on the National Register in 1979 and covers about 35 acres along South Main Street and Harden Hill Road, with Greek Revival, Queen Anne and Gothic Revival buildings. Town history runs older still: Eagle Tavern opened in 1801, and Watkinsville was the Clarke County seat until 1872. City zoning names South Main Street and Simonton Bridge Road as scenic corridors, and the city's corridor application says no material change in appearance can be made there until a Certificate of Appropriateness is approved. Its roof standards encourage dimensional shingles and require downspouts that match the gutters in material and finish.
Old oaks and pecans do most of the damage. On August 17, 2005, a downburst near Georgia Highway 53 and Experiment Station Road knocked down three large oaks, one through part of a home, and five big pecans next door. In August 2001 a large tree went through the roof of a house in town, and on May 8, 1998, storms damaged homes in the Oak Pointe subdivision off Flat Rock Road. Quarter size hail fell on VFW Drive in March 2017 and on Crestwood Court in June 2021. That is the work we do: limbs through the decking, hail bruising, and the leaks that follow.
"David did a stellar job on my roof. It’s really beautiful. I own rental properties so he has actually done a few roofs for me and lots of repair and maintenance on my older roofs. He is easy to work with and so reliable."

It can. Watkinsville's corridor application says no material change in appearance can be made to a corridor property until a Certificate of Appropriateness is approved, and minor changes get faster administrative review. Applications are due to the City Clerk at least 45 days before the Council meeting. Check with Watkinsville City Hall before the job is scheduled, and we will plan around their answer.
For historic structures, yes. The city's zoning ordinance says gutters and downspouts must be kept so rain runoff is directed away from the building, roofs must not have holes or rotting boards, and tree limbs must be trimmed back from the house. Gutters are part of our work: we set gutters and downspouts so water runs off the roof and away from the house.
Maybe, but an inspection should decide that, not the calendar. Architectural shingles commonly last roughly 20 to 30 years, and 42 percent of Watkinsville homes went up between 1980 and 1999. We look at the shingles, the flashing and the decking, then walk you through the pros and cons of repair versus replacement in plain terms.
