Auburn grew from 692 residents in 1980 to nearly 7,000 by 2000, and the houses from that boom are now 27 to 46 years old.

Auburn's town plat was drawn in 1891 by the Seaboard Railroad, and the first train arrived on October 19 of that year. The old Poole Store now serves as City Hall, two railroad section houses survive just behind it, and the T.C. Flanigan store was built from bricks made of Auburn's own red clay. The Auburn Historic District earned its National Register listing in 1997. Downtown is old, but most of the houses around it are much younger.
What happened next defines Auburn's roofs. Barrow County's hazard plan says the population jumped from 692 in 1980 to nearly 7,000 by 2000 as metro Atlanta kept expanding and Gwinnett spilled over the county line. Census data shows it in the houses: 53 percent of Auburn homes were built between 1980 and 1999, compared with 24 percent in Winder. Those homes are now 27 to 46 years old. Most architectural shingle roofs are finished somewhere between year 20 and year 30, so an original roof from the boom is at or past its expected life.
The federal storm database has a long list of hail reports filed under Auburn. Residents reported quarter to golf-ball size hail falling for up to ten minutes around Auburn on April 23, 2009, and ping pong ball size hail came down in town on April 5, 2017. Wind matters too. During the April 4, 2011 squall line, gusts of 58 mph were measured in Auburn, and dozens of trees and power lines came down across the county, with the worst damage in Auburn and Winder.
Auburn sits in both Barrow and Gwinnett counties, but homes inside city limits deal with the City of Auburn for building permits. The city says permits are required for all new construction and most additions, alterations and renovations, and a city-contracted inspector handles residential inspections. That page does not spell out re-roofing, so a quick call to the city's permits office before work begins is the simple way to learn what your address needs.
"David did a stellar job on my roof. It’s really beautiful. I own rental properties so he has actually done a few roofs for me and lots of repair and maintenance on my older roofs. He is easy to work with and so reliable."

If your home is inside Auburn city limits, start with the City of Auburn's permits office. The city requires permits for all new construction and most additions, alterations and renovations, and it uses a contracted inspector for residential work. They can tell you what a roof replacement needs at your address.
Hail damage is easy to miss from the ground. Check gutters and downspouts for dents, look for piles of granules where the downspouts drain, and watch for dark spots on the shingles. Auburn has seen golf-ball size hail in 2009 and ping pong ball size hail in 2017, so it is worth having the roof looked at once a hailstorm passes.
It depends on what the roof shows. If the roof on a 1990s Auburn house is original, it is roughly 27 to 36 years old. If the shingles are brittle and shedding granules across most slopes, replacement usually beats chasing leaks. If the wear is in one spot, a repair can buy time. Either way, we lay out the options plainly.
All the time. Landlords use us for new roofs, repairs, and keeping older roofs maintained across multiple properties.
We're based in Winder and roof across Barrow, Clarke, Oconee, Jackson, Walton, Gwinnett, and DeKalb counties. That covers Athens, Watkinsville, Jefferson, Monroe, Lawrenceville, Snellville, Stone Mountain, Tucker, Decatur, Avondale Estates, and the towns in between. Further out? Call and ask.
No. Estimates are always free with no pressure. We treat your home like our own and stand behind every roof we put on.
